HOW TO APPLY

After walking the home you wish to rent with one of our leasing agents, please follow these steps to submit your application:
  1. Visit the Dixon Leasing Application Property. 
  2. Click Apply Now from the home page or floor plan page.
  3. Login or sign up and complete your application with personal details and digital signature.
  4. Upload supporting documentation (see application requirements below).
  5. Add additional occupants.
  6. Review your application and make payment to submit.
  7. You will receive a confirmation email once your application has been submitted. 

APPLICATION REQUIREMENTS

All applicants, which includes all occupants over the age of 18, will be required to submit an application form. Student applicants that do not have income more than 3x the rent will be required to have a guarantor with an annual income of at least 80x to 100x the monthly rent. The guarantor must also complete an application.

All applicants must also provide the following supporting documentation:

  • State or Federal-issued photo ID, enlarged to 155%.
  • 2 most recent paycheck stubs.
  • Letter of employment on company letterhead. This must include hire date, title, base salary and bonus if applicable.
  • Top two pages of your most recent 1040 tax return.
  • Most recent bank statement.

For those who are self-employed, you will also be required to provide the following supporting documents:

  • Letter from your CPA or accountant verifying your annual income.

To give yourself the best chance of being the successful applicant, other documents which can be provided to support your application include:

  • Landlord reference letter on company letterhead.
  • If you own your own home, a copy of your mortgage statement.
  • Evidence of other significant financial assets

You may pay the application fee by debit card online or by calling 201-366-8692. If you prefer to pay the application fee by cashier’s check or money order, you may do so by bringing them to the Dixon Leasing office. Dixon Leasing does not accept personal checks or cash.

APPROVING YOUR APPLICATION

To qualify for a unit, the following items will be considered:

  • Credit history
  • Household income (must be at least 3X to 4X the monthly rent, and must be verifiable)
  • Guarantors (when income is not equivalent to or greater than 3X the monthly rent, a guarantor may be required. Guarantors must have an annual income of at least 80X to 100X the monthly rent and/or significant financial assets)
  • Rental references (must have satisfactory rental references from at least two prior landlords the past two years)
  • Evictions or lease violations
  • Rental history
  • Criminal history

Please note that incomplete applications may be rejected. 

If your application is approved, an additional payment will be required to hold the apartment until lease signing occurs. This payment will range from $200 to the equivalent of one month’s rent depending on the apartment. A Dixon Leasing representative will inform you of the amount of this payment, should your application be approved. This payment is non-refundable after 24 hours. This payment will be applied to your first month’s rental payment should you sign a valid lease for the apartment.

Once Dixon Leasing informs you that your rental application has been approved, you must make all reasonable efforts to sign a valid lease within three (3) business days. In the event you do not sign a valid lease for the apartment, and you have not informed Dixon Leasing of your withdrawal within 24 hours of making the payment, the payment will not be refunded.

Lease Signing

At the lease signing, please bring government-issued photo identification, first month’s rent, security deposit, and any required pet fees which can be paid by debit card, cashier’s check, or money order. Remember to bring proof of renter’s insurance and account numbers for your gas and electric accounts. The security deposit and first month’s rent must be paid in full prior to receiving the keys. Partial payments will not be accepted.

Occupancy Guidelines

Dixon Leasing complies with the Fair Housing Act in processing applications and in determining the number of occupants who reside in a unit.
